Booking Terms

Villa Koskenäyräs is located at a historic site along the Kymijoki River at Kokonkoski. TaQ Oy acts as the landlord and invoicing party. The following booking terms have been established to ensure successful events.

General Liability

TaQ Oy's liability as a venue landlord for personal injuries or damage to property is determined according to general principles of compensation.
The customer is responsible for damage caused by themselves or their guests to persons, buildings, furniture, or other equipment. Damages will be invoiced at actual cost.
The customer is responsible for the safety and orderly conduct of event participants in the rented premises, access routes, and outdoor areas.
The customer must ensure they have all necessary permits and insurance required by the nature of the event.
Smoking is allowed outdoors only. Unauthorized indoor smoking will incur one additional day's rental charge.

Booking and Payments

Bookings are made through the website or by email. We do not accept bookings by phone.
The booking deposit is 15% of the total amount. The booking is confirmed once the deposit is paid. If unpaid by the due date, the booking is cancelled.
The final invoice is sent approximately one month before the booking date and must be paid at least one week before arrival.
Payment terms are always 14 days net. The person making the booking must be at least 25 years old.
Keys or access codes are given only to the person who made the booking. Lost keys will be charged for re-keying and replacement.

Cancellations

Cancellations must always be made in writing by email to info@koskenayras.fi.
Free cancellation is available up to 30 days before the booking start date, with deposit refunded. After that, the full rental amount is charged.
During a pandemic, the customer may reschedule once free of charge up to 365 days ahead. Additional reschedules incur a €100 fee.

TaQ Oy's Right to Cancel

In case of force majeure, TaQ Oy may cancel the booking. The customer is entitled to a full refund.
If payments are not received by the due date, the booking is automatically cancelled.

Stay on Premises

The premises are available from the agreed booking date and time as specified in the contract.
Guests may bring their own alcoholic beverages and choose their own catering service.
Additional services must be booked at the time of reservation. Changes can be made before the final invoice is sent.
Hot tubs must never be emptied. Misuse may result in additional charges.

Cleaning

Before checkout, the customer must remove all brought items, decorations, and food. Trash and dishes must be handled properly.
The yard must be cleared of vehicles by the end of the rental period.
The customer is responsible for turning off lights, locking all doors, closing windows and taps, and extinguishing fireplaces.
Failure to clean incurs a €300 charge. Special cleaning is charged at €50/hour or at the cost of an external service.

Noise Levels and Restrictions

Villa Koskenäyräs is located in a residential area, and due to the proximity of neighbors, outdoor quiet hours begin at 10 PM.
Quiet hours on outdoor areas are from 10 PM to 7 AM. Music may not be played outdoors after 10 PM.
Bands, sound systems, or performers must move indoors after 10 PM.
Indoor music volume must be adjusted after 10 PM so as not to disturb the surrounding area.

Other Notes

The main building has an automatic fire alarm system. The customer is responsible for careless false alarms.
Outdoor candles and torches must be placed at least 2 m from structures. Outdoor fires only on sand areas.
The baking oven and tile stoves must not be heated without the landlord's permission.
Items left in the premises are stored for 14 days after the rental ends.
TaQ Oy is not responsible for damage to or loss of vehicles or property in the parking area.

The tenant agrees to comply with these booking terms. TaQ Oy reserves the right to request additional information about the event and to decline or cancel a booking if terms are not followed.
